Planning Permission

Your local planning authority is responsible for deciding whether a development should go ahead – granting Planning Permission. ‘DSquare design’ is experienced in the Planning Permission. When initially meeting with you they will discuss the various planning requirements particular to your local authority. Many projects do not need Planning Permission and they will happily advise you of what is and is not applicable to your project. If Planning Permission is required, they will advise what your local authority will allow and discuss the procedure in more detail. As part of their service, ‘dsquare design’ will complete all the necessary paperwork and forms, submit the application to your local authority and liaise with local them.

Most new buildings or major changes to existing buildings or to the local environment need consent - known as Planning Permission.

Building Regulations / Building Control

Building Regulations are national standards for England and Wales which apply to most types of building development. They ensure that the built environment in which we all live is a safe place and include requirements for conservation of fuel and power. Certain projects do not need Planning Permission but you will nearly always need Building Regulations Permission. This is where detailed construction drawings are prepared, indicating construction methods for foundations, floors, walls, roofs etc.

Some small projects do not require Building Regulations Permission, but to be sure that the construction is adequate, and in order to obtain competitive builders prices, it is necessary to have construction drawings. If specialist finishes, designs or materials are needed or preferred, we can source and detail these on the drawing and accompanying information. As part of their service, ‘dsquare design’ would obtain and complete the relevant application forms and submit them to your local Council, ‘dsquare design’ will liaise and negotiate with them on your behalf to secure the approval. Permitted Development may require Building Regulation Permission.

Structural Engineer

In most of the projects, Structural Engineer is involved. Structural Engineer designs all load bearing elements (Floor Slab, Walls, Columns, Roof structure, Beams, Joists etc.) to your extension and produce structural calculations to submit to Building Control Officer. They are also involved in below ground drainage work. We can recommend a Structural Engineer or you can choose to appoint your own.

 

Contractor/Builder

Deciding on which contractor to use is probably the most worrying part of the project. The building work is the most expensive part of any undertaking of this nature and careful selection of the contractor is critical. We can recommend a Builder or you can choose a local Contractor or Builder to your choice.
